Building Survey (formerly known as a Structural Survey)
A Building Survey is suitable for all residential properties and provides a full picture of their construction and condition. It can usually be tailored to the clients individual requirements and includes technical information on construction and materials as well as details of the whole range of defects, major to minor. It is likely to be needed if the property is of unusual construction, was built before 1920, is dilapidated or has been extensively altered.
The report is based on a thorough visual inspection of all the accessible parts of the property. No specialist tests will be carried out on the services, but their general condition will be assessed visually and further tests recommended if considered appropriate. Floor boards are not usually lifted and the foundations will not be exposed.
A valuation is not normally provided with this type of report unless specifically requested at the time of instruction.
RICS Homebuyers Survey and Valuation Report
The Homebuyer Survey is in a standard format and is designed specifically as an economy service. Therefore it differs materially from a Building Survey in two major respects:
- It is intended only for particular types of home: Houses, flats and bungalows which are:
- Conventional in construction and types
- In reasonable condition
- Are less than around 100 years old
- It focuses on essentials: Defects and problems which are urgent or significant and thus have an effect on the value of the property - although it also includes other information
- The general condition and particular features of the property
- Issues which should be referred to your legal advisers
- Other relevant considerations e.g. safety, location, environment, insurance
Matters which are judged not to be urgent or not significant are in general not included in the report, but the surveyor will mention items considered to be both helpful and constructive.
Where you should take some action before deciding to proceed with the purchase, is clearly signalled in the text of the report and included in the summary of action and other key considerations.
